Enzygo are delighted to have secured full planning permission for a Tesla ultra-rapid EV charging hub at Land at Gelderd Road, Birstall, on behalf of our clients, Tesla Motors Ltd.
The scheme transforms a long-vacant brownfield site into strategically important charging infrastructure adjacent to Junction 27 of the M62.
The approved development comprises 32 ultra-rapid EV charging bays, supporting electrical infrastructure, solar canopies, landscaping and access improvements. The proposals also include a new pedestrian stairwell linking directly into Birstall Retail Park, improving accessibility for charging customers.
The site occupies a highly sustainable location approximately 200 metres from Junction 27 of the M62, one of the busiest sections of the UK’s strategic road network. Despite this, the area had relatively limited ultra-rapid charging provision, creating a clear need for additional infrastructure to support both motorway users and visitors to Birstall Retail Park.

A key aspect of the project was the regeneration of a neglected brownfield site. The application redevelops a derelict building and previously developed land that had remained largely unused for many years, bringing it back into productive use while delivering significant investment in low-carbon transport infrastructure.
Enzygo led the planning strategy and coordinated a comprehensive multidisciplinary submission, including planning, transport, drainage, ecology, arboriculture, geo-environmental, coal mining risk, biodiversity and landscape assessments. Working collaboratively across our specialist teams ensured technical issues were identified and resolved early in the process, helping to secure planning permission.
The planning case demonstrated the national need for expanded EV charging infrastructure, drawing on the UK’s Net Zero commitments, the Climate Change Act, the UK Electric Vehicle Infrastructure Strategy and the Climate Change Committee’s recommendations for accelerating the rollout of public charging facilities. The development will help strengthen charging provision along one of the country’s most important transport corridors while supporting the continued transition towards electric vehicles.
